The Utilisation & Modernisation Fund represents a vital opportunity for GP practices and primary care providers to future-proof their estates. With Wes Streeting’s pledge to allocate £102 million in 2025/26 towards improving the physical infrastructure of primary care, the fund is designed to ensure facilities can meet the evolving needs of patients and communities.
We are working closely with a number of practices to identify how this funding can deliver the greatest impact. The aim is not simply to create more space, but to reimagine under-utilised areas in a way that supports a broader model of care. By doing so, practices can offer more patient appointments, expand their clinical workforce, and relieve pressure on hospitals by shifting more care into community settings.
Typical interventions include:
- Refurbishing outdated consultation rooms to modern clinical standards.
- Repurposing storage or administrative areas into additional clinical space.
- Reconfiguring layouts to improve patient flow and accessibility.
- Integrating digital solutions such as telehealth spaces or diagnostic hubs.
Where funding has already been secured, we are progressing projects from concept design through to delivery, ensuring value for money and compliance with NHS standards. At the same time, we are working proactively with practices who are preparing bids for the next round of funding. Early engagement allows us to test different design scenarios, demonstrate viability, and put practices in the strongest possible position when new investment becomes available.
Our role is to act as both a strategic advisor and design partner—helping practices unlock the maximum potential from their existing estates, while ensuring that improvements translate into tangible benefits for staff and patients alike.
